1. Introduction

SpyPublic is a trade name of AI Speakly, LLC, a Florida limited liability company ("SpyPublic," "Company," "we," "us," or "our"). We operate the SpyPublic property data platform (the "Service").

This Privacy Policy explains how we collect, use, disclose, and safeguard information. It covers two distinct categories of individuals:

• Users: People who create an account and use the Service.
• Data Subjects: Individuals whose information appears in our property records database, whether or not they are Users.

Section 3 applies to Users. Section 4 applies to Data Subjects. Please read this policy carefully. If you disagree with its terms, please discontinue use of the Service.

2. Important Notice: We Are Not a Consumer Reporting Agency

You may not use the Service, in whole or in part, as a factor in establishing an individual's eligibility for:

• Credit or insurance
• Employment, promotion, reassignment, or retention
• Housing or tenancy
• Educational admission or scholarships
• Government licenses or benefits
• Any other purpose covered by the FCRA

We do not verify the accuracy of information obtained from third-party and public sources, and we make no representation that such information is accurate, complete, or current. Users are solely responsible for their use of the information and for compliance with all applicable laws, including the FCRA, the Telephone Consumer Protection Act ("TCPA"), the Do Not Call Registry, CAN-SPAM, state telemarketing statutes, and applicable data protection laws.

3. Information We Collect From Users

• Account Information: Name, email address, company name, phone number, and billing information when you register for the Service.
• Usage Data: Information about how you interact with the Service, including searches performed, records accessed, features used, pages visited, and timestamps.
• Saved Content: Lists, saved searches, filters, notes, and other content you create within the platform.
• Device Information: IP address, browser type, operating system, and device identifiers.
• Cookies: We use cookies and similar tracking technologies as described in Section 8.

4. Information in Our Property Records Database

The Service provides access to a database of property and property-owner information. This information may include names, current and prior addresses, telephone numbers, email addresses, property ownership records, mortgage and lien records, property characteristics, and estimated valuations.

Sources. This information is obtained from:

• Public records, including county recorder, assessor, tax, and court filings
• Federal, state, and local government sources
• Licensed third-party data providers and data aggregators
• Publicly available commercial and directory sources

We do not create this information. We aggregate, organize, and make searchable information that is lawfully available from the sources above.

No accuracy guarantee. Public records and third-party data contain errors, omissions, and outdated entries. We do not independently verify this information and expressly disclaim any warranty as to its accuracy, completeness, or currency.

5. How We Use Information

We use information collected from Users to:

• Provide, maintain, and improve the Service
• Process transactions and send billing-related communications
• Enforce usage limits and record allowances
• Respond to support requests and provide customer service
• Send administrative notices, updates, and promotional communications (with your consent where required)
• Monitor usage patterns and detect misuse, fraud, or violations of our Terms of Service
• Comply with legal obligations

We use information in our property records database to provide search, lookup, filtering, list-building, and export functionality to Users, subject to the restrictions in Section 2 and in our Terms of Service.

6. Disclosure of Information

We may disclose information:

• To service providers who assist in operating the Service, including cloud hosting and infrastructure providers, payment processors, analytics providers, email delivery services, and data licensors. These providers are contractually obligated to protect information and use it only for purposes we specify.
• To Users of the Service, in the case of property records database information, as described in Section 4.
• For legal reasons, where we believe disclosure is required by law, subpoena, court order, or other legal process, or is necessary to protect our rights, safety, or property, or that of others.
• In connection with a business transaction, such as a merger, acquisition, financing, or sale of assets, subject to this Policy.

We do not sell User account information. Note that certain state privacy laws define "sale" and "share" broadly; our provision of property records database information to Users may fall within those definitions, and Section 9 describes the rights available in that regard.

7. Data Storage, Security, and Retention

Information is stored on secure servers hosted by our infrastructure partners. We implement industry-standard security measures including encryption in transit and at rest, access controls, and periodic security review. No method of transmission over the Internet is completely secure, but we protect information using commercially reasonable means.

We retain User account information for as long as your account is active or as needed to provide the Service. Following account termination, we will delete or anonymize User account data within 90 days, except where retention is required by law or necessary to resolve disputes or enforce agreements. Usage logs may be retained longer for security, audit, and fraud-prevention purposes.

Property records database information is retained and refreshed on an ongoing basis to reflect available source records.

8. Cookies and Tracking

We use cookies and similar tracking technologies to operate the Service, remember your preferences, and analyze usage. You can instruct your browser to refuse cookies or notify you when one is sent, though some features may not function properly without them.

9. Your Privacy Rights

For Users. Depending on your location, you may have the right to access the personal information we hold about you, request correction of inaccurate data, request deletion, object to or restrict certain processing, and request data portability. Contact us using the details in Section 12.

For individuals in our property records database. If your information appears in our database, you may submit a request to access, correct, or suppress that information. Submit requests to support@spypublic.com or via [OPT-OUT PAGE URL].

We will respond within the timeframes required by applicable law. Please note:

• We may require information sufficient to verify your identity and locate your records.
• Suppression removes information from Service search results. It does not remove the underlying records from the government or third-party sources from which they originate, and those records may remain publicly available elsewhere.
• Certain records may be exempt from deletion where retention is permitted or required by law.

State-specific rights. Residents of California, Colorado, Connecticut, Virginia, Utah, Texas, Oregon, and other states with comprehensive privacy laws may have additional rights, including the right to opt out of the sale or sharing of personal information and the right to non-discrimination for exercising these rights. California residents may also request disclosure of the categories of personal information collected, the sources of that information, the business purpose for collecting it, and the categories of third parties with whom it is shared.

You may designate an authorized agent to submit requests on your behalf, subject to verification.

10. Data Broker Registration

Where required by applicable state law, AI Speakly, LLC has registered as a data broker. Registration details are available from the relevant state authority.

11. Children's Privacy

The Service is not directed to individuals under 18. We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, contact us and we will delete it.

13. Changes to This Policy
